The First Hotel is located in the center of the village Villars. Villars sur Ollon (www.villars.ch) is a classical two season resort in the Swiss Alps (French part of Switzerland). It’s location is above Lausanne (and/or above Aigle), at an easy 1 ½ hour driving distance from the international airport of Geneva-Cointrin. The hotel caters to summer and winter tourism and business clients. The restaurant guests include both hotel and local clients.
The Second Hotel is in the vicinity of the village center of Les Diablerets (5 min. on foot) and in a very quiet surrounding. The village (www.lesdiablerets.ch) is world renowned known for the famous glaciers zone which offers year around skiing (French part of Switzerland, in the vicinity of Gstaad). As a two-season winter and summer holiday destination resort the Eurotel Victoria caters to convention & conference and wellness guest. It’s in a 1 ½ hour easy driving distance from the international airport of Geneva-Cointrin.
Between Villars and Les Diablerets lies a large connected ski zone with numerous (partly recently renewed) ski lifts, chair lifts and gondola lifts. The train to the glacier Les Diablerets was also renewed recently and gives access to a large winter resort and summer ski zone (ca. 3’000 meters over sea level).
WHAT IS BEING OFFERED:
For sell is the XXXXXXX Investment Group to which belong:
• The XXXXXXXX Real Estate Corp. Both hotels are divided into units (floor property). Each room is a unit with a quota (share) of the whole hotel. As Eurotel Victoria Immobilien AG holds the majority in both hotels (ca. 67 % at Hotel #2 in Les Diablerets; ca. 53.09 % at Hotel #1 in Villars), it chooses the managing company.
• The XXXXXXX Hotelbetriebs GmbH, which has a lease contract and manages both hotels.
For sale is either the XXXXXXX Group or each hotel separately (with the coresponding lease contract).
The current owner very successfully manages both hotels and if requested will continue to manage the properties during a transitional period.
CONCEPT OF MANAGEMENT:
Both hotels are apartment hotels (floor property hotels). They are four star operated. All unit owners participate in the infrastructure (reception, restoration, hall, swimming-pool with sauna) with their value quotas (these infrastructures form therefore no floor unit by themselves and belong as general rooms to the partnership). The units have larger than average (****bedrooms with little kitchens). They are comfortably equipped.
The floor owner partnership of each hotel determines the managing company of the hotel with majority decision; it decides over the entire house (there are no leases with single room owners).
The third party owners (in each hotel a minority) are individuals who own a unit (i.e. a guest room of the hotel). The units must be given into hotel management, however owners have rights to use it themselves. These rights are defined in the management contract between the assembly of the unit owners and the management company. According to this contract (which is the same for both hotels) they can use their unit in low season for a charge of CHF 10.00 per day (plus taxes). In high season they pay 70 % of the official room rate (plus taxes). It’s not reccomended that more floor units be bought as it would decrease the yield without benefit.
In each hotel the board of the unit owners consists of three people. XXXXXX Immobilien AG has two seats - among them the president.
The management company (XXXXXXX Hotelbetriebs GmbH) pays a rent for each hotel to the unit owners. Their board decides how to use the amount. It serves mainly for maintenace. A part of it is paid out according to the quotas (therefor the majority of the paid out amount goes back to XXXXXXX Immobilien AG). There were years, when the whole amount was used for maintenace and nothing was paid out. Please note, that the hotels are in eccellent condition.
Some owners are not obliged to give there unit into hotel management. For them it is just a holiday appartement. They have no rights in the hotel and they have to pay their expenses.
