The house is very strongly constructed using conventional kiln dried pine and Macrocarpa framing, finished inside and out with 25mm solid plaster. What sets this home apart is the use of straw bales within all walls as an immensely efficient insulation material. The wide and high (3 metre stud) walls are not only aesthetically pleasing but result in a home that needs minimal heating in winter (an insulating factor 20 times more efficient than conventional Pink Batts) and is cool and pleasant to live in summer. The ceiling has natural wool insulation and the roof is solidly finished with hand split Macrocarpa timber shakes. Inside, the Macrocarpa timber joinery throughout and the kitchen, completed by local craftsman - Hastings Park Hill Joinery, is another feature. It contains the best features of a modern kitchen - based on traditional farmhouse design, down to the porcelain butler’s sink and walk in pantry.

The generous kitchen and family living and other areas of the home suggest that further bedroom area, sympathetically designed and added, would be very appropriate if required by a new owner. Immediately adjacent a large double garage was constructed in a similar timber frame – straw bale system to the main home, including Macrocarpa timber joinery windows. This building has immediate potential for the creation of a further double bedroom with ensuite bathroom and living room.

Throughout the home there are wonderful elevated uninterrupted, unspoiled rural vistas of the garden and countryside, framed through picture windows with their Macrocarpa joinery and double-glazing throughout the home. There are wonderful views of the Maraetotara valley, across to the Tukituki Valley and out to the distant but impressive Te Mata Peak.
The floors are lined with imported Mexican oiled clay tiles giving a timeless and attractive finish to the home. Other features which demonstrate the owner’s commitment to a safe and ecologically sound living environment are the use of non toxic mineral and vegetable oil paints through out the home and a facility to isolate circulating current from the bedroom areas.

New owners will benefit from the extensive native and exotic tree plantings surrounding the house and gardens and throughout the property. Many were selected especially to encourage the prolific local native bird life. Native Pigeon, Tui and Bellbird are prolific visitors. There is a small grove of olive trees.

There are protective covenants in place affecting this and the neighboring properties to guarantee the continuing safety and quality of this very special environment, privacy or the intrusion of neighboring building, etc.

This area is zoned for the highly regarded Havelock North primary, intermediate and secondary schools. There is a school bus service at the road entrance to the property.
