An Outstanding Character Homestead and Country Lifestyle property
(NZ$ 1.1 million)
On 15.28 hectares of rolling pastoral farmland (in two titles) and completed in 2005, this large and beautiful country home stands out for its appealing character, the outstanding quality and integrity of its construction and for the superb elevated site having some of the best unspoiled rural vistas imaginable.
To build this beautiful home the owners chose reinforced mud brick construction, in part for its strength but largely also for the inherent character and aesthetic qualities. The individual custom formed bricks averaged 70 to 80 kg in weight and were a massive .4 x .4 x .25 metres in size. They were reinforced by internal high strength steel 150 x 75 mm beams and top plates, creating an internal - external wall structure as strong as it is beautiful. The flooring were laid of lovely, polished, native Matai tongue and groove hardwood timber and the high ceilings are lined with Macrocarpa (Cyprus) supported by 10 meter length exposed Oregon and native Rimu timber trusses. The quality of wooden joinery used throughout this remarkable home is a feature, as are the old and new brass fittings used throughout the home. Doors and windows and frames were in many instances sourced from dismantled early Hawkes Bay colonial homes and buildings, or were custom made in a local joinery. Lighting includes adapted antique (colonial - 100 year plus) porcelain light fittings and these very well compliment the old lead light windows fitted under Dutch gabling in the main living – dining area.
The home has a very large open plan country kitchen, dining and living areas plus a further large family living room. The kitchen features a quality Irish “Stanley Cooker” or diesel powered convection oven that also heats water radiators throughout the house providing very ample heating in winter. As in the main bathroom, the kitchen has an antique porcelain sink. There are four bedrooms, the large master bedroom having its own ensuite bathroom. The main bathroom, as elsewhere in this very special home, features the highest quality of new and antique fittings.
Outside there is lockup garaging which also uses mud brick construction. There is a spacious four bedroom sleep-out with its own cooking and living area. There is 16 metre x 8 meter roller door lockup work shop with 3 phase power installed, as well as other utility shedding.
The location is the very picturesque and quiet Homewood Road, about 5 minutes distant from the Central Hawkes Bay township of Waipawa, or alternatively about 25 minutes drive from either the city of Hastings (on State Highway No 2) or Havelock North.
The house sits in beautifully landscaped and planted grounds with a elevated but sheltered (from the southerly storms) site and quite marvellous, unspoiled panoramic vistas for many kilometres. There are wonderful views over beautiful rural farmland as far as the Ruahine Mountain Ranges in the west and Te Mata Peak and Mt Erin near Havelock North - 35 km to the north. Adjacent to the house is an in-ground, safety fenced swimming pool, with filtration system.
The property is subdivided into two main paddocks of mainly gentle to easy hill contour with quality pasture for livestock grazing. These paddocks are currently leased to a neighbouring farmer.
The property benefits from a reliable town water supply which is reticulated to the house and paddocks for stock water.
